The major renovation of this federal office building in Portland’s central business district replaced the mechanical, electrical, data, fire and life systems for a modern and updated building. Updating the 18-story 70’s-era building offered a chance to meet new energy requirements and showcase a new approach to beauty and sustainability.

Special Features


  • Among the 18-story building’s many sustainable features is an 185kW rooftop photovoltaic system that will provide approximately 5% of the buildings energy, collect rainwater, and serve as a striking visual building element.
  • This system required an innovative design to incorporate the high-rise panels into the downtown electrical grid system.
  • The building is 46% more energy efficient than a similar code building and it is part of a pilot project for the GSA’s smart building initiative which focuses on streamlining projects and improving building efficiency.
  • 255kW PV array on roof provides 10% of building’s energy and provides a canopy for rainwater collection and reuse.
  • Daylighting and network controls reduce lighting energy usage by 40%.
  • Won AIA COTE Top Ten Award in 2011, and Top Ten Plus Honoree in 2016.
